Austin Area New Construction Market Snapshot – October 2025
The Central Texas housing market continues to see strong activity in new construction. As of October 1, 2025, the MLS reported 4,297 active new construction residential listings across the Austin area. Builders are adjusting prices across the region, with 59.8 percent of homes showing price drops, 33.4 percent remaining unchanged, and 6.8 percent recording price increases. Overall, the majority of listings reflect downward adjustments, showing that pricing remains a key factor in today’s market.
Austin led the market with 697 active listings. More than half of these homes, 55.7 percent, have had price drops, while 40.9 percent stayed the same and just 3.3 percent increased in price. Georgetown followed closely with 503 listings, where 73.2 percent of homes saw price reductions, 20.7 percent stayed level, and 6.2 percent increased. Kyle recorded 237 listings, with two-thirds of those experiencing a price drop, while Leander showed similar trends, with 77.4 percent of its 217 listings marked down. Liberty Hill also stood out, with 75.9 percent of its 261 listings seeing price decreases.
Round Rock reported 169 new construction homes for sale. Nearly half, 46.7 percent, showed price drops, while 40.2 percent remained steady and 13 percent increased—one of the higher shares of upward price changes in the region. Buda offered 130 listings, and while a portion saw price cuts, the city also posted one of the higher percentages of price increases at 23.1 percent.
Several smaller markets showed notable trends. Del Valle’s 34 listings reflected a mixed picture, with nearly equal shares of price drops, unchanged pricing, and price increases. Dripping Springs, with 57 listings, leaned toward higher prices, with 56.1 percent of homes seeing increases. Spicewood recorded 56 listings, and more than two-thirds of those homes rose in price, making it the area with the strongest upward trend.
The data highlights contrasting market conditions across Central Texas. Communities such as Georgetown, Leander, and Liberty Hill are leading in price reductions, suggesting competitive adjustments among builders. In contrast, Spicewood and Dripping Springs are moving in the opposite direction, with more listings showing price increases. Taken together, the numbers show that while the Austin area new construction market remains active, pricing strategies vary widely depending on location.
